What does a deck cost in Missoula?

Do you take on older homes?

Do you handle permits and inspections?
Yes. We pull permits in our own name with the City of Missoula, Missoula County or Ravalli County as needed, schedule the inspections, and meet the inspector on site. Work that is framed and flashed correctly passes the first time, which keeps the schedule intact.
Can you build an ADU on my lot?
In the City of Missoula, accessory dwelling units are now allowed on residential lots up to 1,000 square feet, with no owner-occupancy or extra parking requirement. We build detached ADUs, garage conversions and above-garage units. County and Bitterroot lots have their own rules, so the first step is a quick zoning check we do for you.
Do you do small jobs?
Yes. Rotten deck boards, a stuck door, a sagging porch post, trim that never got finished, a wall that needs to come out. Small carpentry and repair work usually lands on the calendar within a week or two.
What decking materials do you recommend?
For most Missoula homes, a composite like Trex on a pressure-treated frame gives the best value over twenty years: no staining, no splinters, no gray-out. Cedar looks better on day one and costs less up front, but expect to seal it every two or three years. We build both and will show you samples on site.
How do you handle surprises in older homes?
We photograph what we find, price the fix, and get your approval before proceeding. Common finds in Missoula's older houses include knob-and-tube wiring, undersized joists, no header over a window, and water damage behind tile. Our quotes include a contingency line so most of these do not change the schedule.
Do you work in winter?
Interior remodels, kitchens, baths, basements and finish carpentry run all winter. Exterior framing and decks depend on ground conditions and weather, though we frame through most of the cold season with the right footings and planning. Winter is a good time to book a spring deck.
What is your warranty?
Every project carries our 2-year workmanship warranty, covering the work we perform. Manufacturer warranties on materials like composite decking, windows and cabinets pass through to you on top of that.
How do payments work?
A deposit holds your start date and covers long-lead materials. Progress payments follow milestones written into the proposal, and the final payment is due after the walkthrough and punch list. No payment is ever ahead of the work.
