Arlee sits in the Jocko Valley on the Flathead Reservation, thirty minutes north of Missoula once you top Evaro Hill on US-93. The Jocko River runs through the bottom and the Mission Mountains stand up to the east, and the houses are spread across ranch land and small acreage rather than gathered in a grid. Most of what we see out here was built between the 1960s and the 2000s, mostly single-story ranches and manufactured homes on permanent foundations. Newer stick-built houses sit up on the benches, and nearly everything is on a well and a septic system. Families here tend to stay put and add on, which is why additions and garages are the heart of our Arlee work.
Building on the reservation has one wrinkle that matters before anything else: which office handles your permits depends on how the land is held. Fee land and trust land follow different processes, and we confirm which applies to your parcel before we quote rather than assuming. The ground itself is Jocko Valley soil, deep and heavy near the river with a spring water table, and rockier on the benches toward the Missions. Snow comes off the Mission front hard, and the wind on the open valley floor works on siding all winter. We size roofs and deck beams for the real load and dig footings past the 42-inch frost line, with foundations detailed for wet ground where the river is close.

Homes near the Jocko and its irrigation ditches sit on deep, wet soil that stays soft into early summer. Footings for additions and decks get widened and set below frost, and we keep framing well off grade. Cottonwood roots and a shifting channel are worth checking before anything is staked near the river.
A lot of Arlee families live in a 1970s ranch or a manufactured home on a permanent foundation and want to add a bedroom wing or a real garage. Tying an addition into a manufactured home takes careful framing at the connection, and we have done enough of them to quote it accurately.
Newer houses on the benches east of the highway look straight at the Missions and take the snow and wind that come off them. Rocky ground makes for slow footings, and roofs and decks need to be sized for the load that slides off a steep pitch. Timber is close, so we detail siding and vents against embers.
