These 1905 to 1930 bungalows have balloon framing and full-dimension lumber that does not match anything at the yard. We keep the original trim profiles and mill replacements to match, and we add fire blocking whenever walls come open. Exterior changes in the historic district may need city review, so we build that time into the schedule.
The 1970s houses on the hill were built fast for a growing town. Common jobs are opening the wall between the kitchen and the sunken living room, and re-siding the weather side that takes the wind off Pattee Canyon. Hollow-core doors and trim get replaced while we are there, and most have room for a deck off the upper level.
West and south of town the lots get bigger and the rules change. Parts of Target Range and Orchard Homes still run on wells and septic, so an addition or ADU starts with a septic capacity check. Miller Creek subdivisions from the 1990s and 2000s are now due for deck rebuilds and kitchen updates.
